Price gouging, for example, occurs when housing providers significantly increase rental prices following an emergency declaration, which is illegal under California law. Understand Your Tenant Rights:
Even during a state of emergency, landlords or property managers must follow lawful procedures to evict tenants. This includes providing proper notice and adhering to the terms outlined in the lease. Additionally, Governor Newsom’s executive order issued on January 17, 2025 protects tenants from being evicted solely for sheltering individuals displaced by the Southern California wildfires, even if their lease would typically prohibit it. However, landlords may still enforce other lease terms related to issues like criminal activity or property damage. These eviction protections will remain in place through March 8, 2025.
