KLANG, SELANGOR – Hot on the heels of its recent launch Laelia I in July, S P Setia’s Setia Bayuemas township development in Klang is now gearing up to unveil Laelia II, the second phase of the Laelia double-storey terraced homes collection on 16 September 2023.

“We aimed to offer a more exclusive product when we were designing Laelia as we identified the current demands of first-time homeowners and adapted our plans to meet their modern lifestyle needs. This is why Laelia II, similar to Laelia I, offers an alternative loft-style design which is trending while providing that within a well-planned township,” said Razly Mohammad Rus, Divisional General Manager of S P Setia.

“With the non-bumiputera units of Laelia I taken up during the launch and the accumulating enquiries since then, it is evident that the demand is present and hence, we are taking the opportunity to launch the second phase of Laelia to meet the continuous demand for terraced homes priced within a more affordable price range,” he added.

With a gross development value of RM72.7 million, the 7.16-acre Laelia II will have 97 units of double-storey terraced homes whereby 48 units are loft-style homes and 49 units are conventional terraced homes, offering 3 or 4 bedrooms and bathrooms.

Both types have slightly larger built-ups as compared to Laelia I as the loft-style units are sized from 1,626 sqft to 1,673 sqft and have a double-volume living room while the conventional terrace units are 1,917 sqft to 2,019 sqft. The loft-style units are priced from RM629,000 while the terraced units are priced from RM798,000.

Laelia II consists of loft-style terraced homes which provide a double-volume living room.

Similar to Laelia I, Laelia II will also include Setia i-Home sustainable and future-ready features. Homes are equipped with solar photovoltaic conduit and electric vehicle ports, as well as a green switch for convenient control of electrical appliances and a smart lock for extra security.
