Lentor Mansion, Lumina Grand, and Lentoria are all major developments launched in Q1 2024. Incidentally, they’re among the top 10 best-selling non-landed private property list in the same period!

As part of the latest PropertyGuru Property Market Report Q1 2024, Dr Lee Nai Jia, Head of Real Estate Intelligence, Data and Software Solutions at PropertyGuru Group commented on the strong performance of some recent launches, “Despite expectations of a subdued overall economy through the first half of 2024, the property market has demonstrated a notable resilience.

This resilience is demonstrated by strong sales in select recent launches. For example, Lentor Mansion sold 406 units in Q1 2024 alone, with 97 of those units fetching prices between $2 million and $3 million.”

1. Lentor Mansion: Plenty of Livable Space in New Vibrant and Convenient Neighbourhood Lentor

Lentor Mansion is one of the new condos located in a property hotspot of late: Lentor. This 99-year leasehold condo is yet another project by Guocoland in the Lentor area, where the developer is also involved in other developments.

Yet, out of the other Lentor residential projects, Lentor Mansion seems to be head-and-shoulders above the rest, selling 407 units in the recent quarter, most of them during its launch weekend in March. Prices are not low either – they started from $2,104 per sq ft (PSF) and went up to $2,478 PSF.

Perhaps part of Lentor Mansion’s appeal lies beyond its convenient location close to Lentor MRT station on the new Thomson-East Coast Line (TEL) that links Orchard to Woodlands, East Coast, and, soon, Johor Bahru. Lentor Mansion sits on one of the largest land plots in the area, and it is also the first project built per the new Gross Floor Area (GFA) harmonisation rules, which means efficient use of space.

In the future, Lentor will also be developed as a lively new neighbourhood, going from a remote, forested area with only private housing to a vibrant one with HDB flats, amenities, popular schools such as CHIJ St. Nicholas’ Girls, Anderson Primary School, and Mayflower Primary and Secondary School, an upcoming supermarket and more.

2. Lumina Grand: Executive Condo With Almost 40 Recreational Facilities in Bukit Batok

Despite being located in Bukit Batok and far from an MRT station, Lumina Grand sold 369 units in the first quarter of 2024. Lumina Grand is an executive condominium (EC), which means it is more affordable than a private condo. It is also developed by the reputable City Developments Limited (CDL), which gives it more star power. In addition, it is likely that Lumina Grand will be the only EC that will be launched this year.

The development also has almost 40 recreational facilities on site, including a gym, a tennis court, a 50-meter lap pool, two clubhouses, reading lounges, and a kids’ play zone. Other older launch ECs are also nearby, including Altura just beside and Copen Grand in the highly anticipated neighbouring new town Tengah.

3. Hillhaven: Live Close to Nature, an MRT Station, Shopping Mall, and Schools

Hillhaven, like Lumina Grand, is also located in District 23. Still, this joint development by Far East Organization and Sekisui House is on the Hillview side, a short walk from the Hillview MRT station on the Downtown Line (DTL). In addition to convenience, Hillhaven’s popularity is also due to its proximity to nature and green lungs like the Rail Corridor and Dairy Farm Nature Park.

The 99-year leasehold condo sits on a sprawling 10,400 sq m site, with 341 units spread across two residential blocks of 27 and 28 storeys. Nearby Hillhaven, but without breaking the area’s serenity, are also key amenities like HillV2 shopping mall, Hillview Community Club and choice schools, including CHIJ Our Lady Queen of Peace and St. Francis Methodist School.

4. Lentoria: Excitement of An Upcoming Vibrant Neighbourhood

Lentoria is another development in the up-and-coming Lentor neighbourhood. Like Lentor Mansion, it will share the same convenience, transport links and proximity to popular schools. However, the difference is that Lentoria sits on a smaller site, thus leading to its more muted sales.

Nevertheless, this TID development (a joint venture between Hong Leong Group and Mitsui Fudosan) also benefits from its size. Fewer units mean fewer residents vying for facilities and more privacy within the compound. A jogging trail is planned for fitness enthusiasts, and ample water facilities are available for the whole family to enjoy.

5. The Botany At Dairy Farm: Green Views of Bukit Timah Nature Reserve, Close to New Large Mall

Back to District 23 with the aptly named The Botany At Dairy Farm. As expected, this area is a huge draw for nature lovers who don’t quite mind commuting further to the Central Business District (CBD) and further to the MRT station (but there will be a shuttle service provided the first year after TOP) if they can enjoy the peacefulness of lower-density living.

Another plus is that The Botany At Dairy Farm’s location allows residents a front-row seat to view the Bukit Timah Nature Reserve. However, this might also increase the odds of wildlife popping uninvited into your home. Soon, the nearby Dairy Farm Mall, which has FairPrice Finest supermarket, childcare centre, and more in its 40,000 sq ft retail space, will be complete for convenience.

6. Treasure At Tampines: Unique Condo Facilities in This Mega Development

Treasure at Tampines is a mega-development with 2,203 units spread across 29 12-storey blocks. Located in District 18, on Singapore’s east side, it is one of the more affordable 99-year leasehold condos available, making it great for singles and families.

As for convenience, Treasure at Tampines enjoys proximity to both Simei MRT station on the East-West Line (EWL) and Tampines West MRT station on the DTL. For frequent fliers or weekend wanderers, trips to Changi Airport or shopping jaunts to Jewel are a breeze. Getting to East Coast Park, Changi Business Park, or the Expo is quicker for residents.

In addition, residents might enjoy the unique condo facilities at Treasure At Tampines. These include a co-working space, baking studios, a dance studio, a climbing wall, and an onsen spa. Treasure, that’s what you are.

7. North Gaia: Waterfront Living With Over 50 Condo Facilities, Including an Aqua Gym & Rock Wall

North Gaia is an EC in Yishun launched in 2022. This 99-year leasehold property is further from Yishun Central, closer to the waterfront area around Khatib Bongsu Nature Park. This is great news for those who appreciate verdant living and don’t mind commuting via an additional feeder bus to Yishun MRT station, which is about 1.2km away.

As for facilities, North Gaia boasts over 50. These include swimming pools (two of them, 50m each!), a function room and what seems to be getting a rarity, a tennis court. What’s interesting are the unique condo facilities, such as a co-working space, jogging path, tai chi lawn, yoga deck, mini rock climbing wall, and even an aqua gym.

Parents can rest assured as there are a couple of primary schools nearby: Chongfu School, Xishan Primary School, and North View Primary School are the nearest, followed by Huamin Primary School, Yishun Primary School, and Ahmad Ibrahim Primary School.

8. The Arcady: Freehold Gem With North East Line Connectivity and Amenities Close By

The Arcady was launched together with Hillhaven on 20 January 2024. What sets The Arcady apart is its freehold status – it was the former Euro-Asia Apartments on a 56,476 sq ft site bought through a successful collective sale two years ago, in 2022. Interestingly, the Euro-Asia Apartments were 10 storeys high and had 84 units. Still, The Arcady, when completed, will have a much taller 24-storey tower and more than twice the number of available units.

The Arcady is a stone’s throw away from Boon Keng MRT station on the North East Line (NEL). Many eateries, markets, schools, malls, and other amenities are nearby, either on foot or by a quick ride via public transport.

9. Lentor Hills Residences: Mixed-use Condo With a Shopping Mall, Wet Market and Hawker Centre

Lentor Hills Residences is a recently launched 99-year leasehold condominium in District 26, in the Lentor Hills Estate, that will be completed in 2027. The development has five tower blocks and 598 units in 1-bedroom- to 4-bedroom units, including dual-key apartments.

Condo facilities residents can enjoy include a jogging track, Sky Terrace, heated onsen and an early childhood development centre. Like the many other Lentor developments, Lentor Hills Residences is near Lentor MRT station on the TEL and enjoys the various benefits of the vibrant up-and-coming neighbourhood that others in the area, such as Lentor Mansion and Lentoria, enjoy.

What sets Lentor Hills Residences aside is that it is a mixed-use development. When it is completed, residents can directly link to the upcoming Lentor Modern Mall, where a hawker centre and wet market will be built.

10. Sol Acres: Choa Chu Kang EC With Proximity to Various Amenities and Transport Links

Sol Acres is an Executive Condominium (EC) completed in 2019. Located in Choa Chu Kang, the large 1,327-unit development spans three towers. Despite not being a newly launched executive condo, Sol Acres is in the top 10 best-selling non-landed private properties on the Q1 2024 list, likely due to its comparative affordability and numerous units available.

Residents enjoy an easy commute, just three minutes on foot, to Teck Whye LRT station, which connects them to Choa Chu Kang MRT station and Bukit Panjang Station in no time. There is also a bus stop directly outside the EC.

Like fellow mega development Treasure At Tampines, Sol Acres has several unique condo facilities, including a rollerblading trail. This is “wheely-good” news for residents, who can zip around the EC’s compound or the estate to the nearby Teck Whye Shopping Centre or Keat Hong Shopping Centre for a quick errand or meal. South View Primary School and ITE College West are also close for parents and students.
