What do J’den, Watten House, and Hillock Green have in common? They’re three of the top 10 best-selling non-landed private properties of Q4 2023!
According to URA Q4 2023 real estate statistics, residential non-landed private property prices rose 2.3% quarter-on-quarter (QoQ) after a 2.2% rise in Q3 2023. Dr Tan Tee Khoon, Country Manager – Singapore, PropertyGuru noted, “The gradual year-on-year (YoY) price increases, together with the fall in transaction volumes, indicate the possibility of prices meeting resistance and peaking soon.”
Amid uncertainty around rising property prices, inflation, and sustained high mortgage rates, “Buyers are becoming more judicious in their decisions. Nonetheless, some are still acting on properties that meet all their criteria,” Dr Tan added.

1. J’den: Amenity-rich Icon in the West of Singapore
J’den in Jurong East Central is one condo to look out for. The 99-year leasehold property with a modest 368 units will take over the site where iconic shopping mall JCube once stood for over a decade. While people have mixed feelings about this, many, too, anticipate this major new condo launch developed by CapitalLand Development.
Set to obtain its Temporary Occupation Permit (TOP) in 2028, J’den will comprise a mix of 3-bedroom to 5-bedroom units, as well as penthouses. As a mixed-use condominium, the 40-storey-high project will also feature commercial space on its first two storeys. Future residents can enjoy the tranquillity of the upcoming Jurong Lake District (JLD), ride the incoming Jurong Region Line (JRL), and benefit from the range of amenities in what might be Singapore’s “second Central Business District”.

2. Hillock Green: Green Living with Ang Mo Kio MRT Station at Your Doorstep
Another major new condo launch of Q4 2023, Hillock Green, is located near Ang Mo Kio, in the private Lentor area. This 99-year leasehold development by Lentor Central Developments comprises 474 units in 1-bedroom to 4-bedroom configurations, over two 23-storey blocks. It is slated to receive its TOP in 2028.
What’s special about the Lentor area is that there will be a future Lentor Hillock Park, which brings lush nature to residents’ doorsteps. Speaking of doorsteps, future residents need only walk three minutes to the Lentor MRT station on the Thomson-East Coast Line (TEL). The same line will also take them directly to the Central Business District (15 stops). 3. Watten House: Unique Mix of Freehold Luxury and Convenience in Central Singapore
Located in the upscale District 11, Watten House is the only Core Central Region (CCR) condo that made this list. Perhaps its popularity is due to its freehold status, and exclusive number of larger luxury 3- bedroom to 5-bedroom units – just 180 of them. Developed by UOL Group and Singapore Land Group (SingLand), the expected TOP date is 2026, just two years from now.
In addition, Watten House is close to choice schools that include Chinese High, Hwa Chong Junior College, Singapore Chinese Girls’ School, and Anglo-Chinese School. Other amenities close by include Tan Kah Kee MRT station on the Downtown Line (DTL), as well as Adam Road Food Centre, Coronation Shopping Plaza, Cluny Court, Serene Centre, King’s Arcade Shopping Centre, and Crown Centre.

4. Treasure at Tampines: Mega Development Known for Affordability and Unusual Condo Facilities
Treasure at Tampines is known for many things, one of which is its numerous 2,203 units spread across 29 blocks each 12 storeys high. The affordable 99-year leasehold condo in District 18, on Singapore’s east side, is also rather close to Simei MRT station and Tampines West MRT station, on the East-West Line (EWL) and the DTL respectively.

Sol Acres is an Executive Condominium (EC), and it is probably one of the largest with 1,327 units that span three towers. Completed in 2019, the Choa Chu Kang project is three-minute walk from Teck Whye LRT station, which will in turn, take residents to Choa Chu Kang MRT station and Bukit Panjang MRT station. There is also a bus stop outside the EC.
Like Treasure at Tampines, there are unique condo facilities to shout about, such as a rollerblading trail. 6. Lentor Hills Residences: Mixed Development with Unblocked Views and a Variety of Shops
Slated for completion in 2027, Lentor Hills Residences is a recently launched 99-year leasehold condominium in District 26, in the Lentor Hills Estate. Spanning five tower blocks, it has 598 units in 1-bedroom to 4-bedroom configurations. There are also dual-key apartments and condo facilities including a Sky Terrace, jogging track, heated onsen and early childhood development centre. Like Hillock Green, the condo is near Lentor MRT station on the Thomson East-Coast Line (TEL).
The mixed-use development will connect residents to the upcoming Lentor Modern Mall, which is planned to house a hawker centre and wet market. For parents, they’ll be pleased that choice schools nearby include CHIJ St Nicholas Girls’ School, Anderson Primary School, and Mayflower Primary and Secondary School.

Located in the north-east of Singapore at Hougang Avenue 2, in District 19, is best-seller The Florence Residences. This is a mega-condo with 1,410 units over nine 18-storey blocks. Designed with residents’ convenience in mind, The Visionaire is a 13-minute walk from Canberra MRT station, with Yishun MRT station, Sembawang MRT station and Khatib MRT station close by as well. There are also two bus stops within a five-minute walk of the development.
