A subsidiary of the multi-award-winning AME Development, iPark Development was conceived to mastermind the first two phases of i-Park@Senai Airport City.
The 189-acre master-planned project, strategically located in the Iskandar area in the city of Senai, is easily accessible via major highways including, Skudai highway, North-South expressway, Eastern Dispersal Link, Senai-Desaru Expressway, and Second Link Expressway.
i-Park has been conceptualised to combine industrial activities, business operations, and lifestyles amenities in a fully-integrated hub. Seven factory types, ranging from 1.5-storey detached units to single-storey detached properties featuring two office floors, are complemented by a recreational park, sports facilities, and the flagship commercial development The Jacaranda.
This blend of multi-functional space, carefully designed to embrace sustainability and minimise the impact on the local environment, was a key factor behind the judging panel of the PropertyGuru Asia Property Awards (Malaysia) 2020 naming i-Park@Senai Airport City the Best Industrial Development (Malaysia) at the recent awards ceremony.

Indeed, tenants, local residents, and commuters will all have access to the array of retail and community-orientated amenities at The Jacaranda, a 48-unit commercial district at the heart of the development.
From alfresco dining options to grocery shopping and health clinics to boutique hotels, the project is fashioned, in keeping with the overall masterplan, to adhere to eco-friendly design principles.
Inspired by the concept of challenging the typical appearance of industrial parks, the developer, working with acclaimed firm W Design Associates, has eschewed sterile aesthetics in favour of resort-style landscaping and minimalist facades for the factories and commercial buildings.
The design seeks to re-imagine the idea that factories can be modern, sophisticated and sustainable, yet functional, while also being ecologically responsible.
i-Park@Senai Airport City’s masterplan and buildings are in fact constructed according to green building criteria and, as such, The Green Building Index Accreditation Panel awarded it a provisional GBI Certificate in 2019.
Key green construction features include roof insulations, high SRI metal roof, reflective glass, precast walls, and smart building orientation, all of which control heat transfer into the building, while translucent sheets allow natural lighting into the production area, reducing electricity consumption by an estimated 13 percent.
Waste management and rainwater harvesting initiatives are also effectively implemented. Combined, these efforts reportedly account for an annual CO2 emissions reduction of about 55,778 tonnes.
In addition to scooping the Best Industrial Development award at this year’s ceremony, iPark Development’s parent company AME Development bagged six further awards including Special Recognition for Building Communities; Special Recognition for environmental, Social & Governance; Special Recognition in Sustainable Construction; Special Recognition in Sustainable Design; and Special Recognition for Building Communities.
AME’s most notable achievement, however, was claiming the top spot in the recently introduced Best Industrial Developer category.
