Horizon L&L renowned for building functional homes and offices for transit and first-time owners, students and digital nomads

A relative newcomer to Malaysia’s property scene, Horizon L&L is headed up by an industry veteran with more than three decades’ experience developing landmark developments throughout the country.

Over the years, Lim Kiu Hock has been involved in Tropicana Golf & Country Resort, Bukit Jalil Golf Resort, Hampshire Residence @ KLCC, Icon Residence in Mont Kiara and affordable housing in Damansara Damai during extensive stints with Mah Sing Group, Berjaya Land, MK Land, Zelan Development and Matrix Concepts.

As the driving force behind this fledgeling developer, Lim launched Horizon Suites in 2017 at the Sunsuria satellite city in Sepang.

The two-tower development, which is only 10 minutes by car from Kuala Lumpur International Airport and 15 minutes from both Putrajaya and Cyberjaya, has been conceived to target transit homeowners, first-time homeowners and students at the nearby Xiamen University.

It also caters to digital nomads with its private co-working space and an array of lifestyle-oriented amenities. Designed with a dual-key concept in mind, the SOHO-styled project will also appeal to traditional and Airbnb-style investors.

Indeed, it is this multi-market approach that impressed the PropertyGuru Asia Property Awards (Malaysia) judging panel, which recently bestowed Horizon Suites with a Highly Commended accolade in the Best Mass Market Condo/Apartment Development (Central) category at the virtual gala dinner in September.

The 1,845-unit project comes with a 100,000 square feet facility deck, featuring a 50-metre Olympic-length lap pool, badminton court, yoga zone, state-of-the-art fitness centre and children’s pool. It is, however, the property’s location that is most likely to appeal to investors and homeowners.

Conveniently situated near the main entrance to Sunsuria City, Horizon Suites boasts direct access to KL Central via the Salak Tinggi ERL rail link. Meanwhile, its immediate vicinity will, over the next decade, be home to 525 acres of retail outlets, shopping malls, corporate office buildings and hotels, as well as public amenities such as hospitals, police stations and fire stations.

The satellite city also features lush recreational and wellness facilities. These include parks, dedicated cycling and pedestrian paths, and pockets of water features. The design and landscaping, meanwhile, reflects its self-sustainability and Green Building Initiative credentials, ranging from the energy-efficient features to waste reduction and ecosystem preservation.

In addition to contributing to the township’s burgeoning residential options, Horizon L&L completed a commercial hub earlier this year. Horizon Square — which is either currently developing or already completed in other townships, namely Serenia City, Bandar Puteri Warisan and Kota Warisan — houses popular retail brands, chain restaurants and office space.
