HDB Grant Eligibility and CPF Housing Grant Amounts for Singaporean Homebuyers (2024)
Most prospective homeowners will consider their HDB grant eligibility and the amount of CPF housing grants they can get when buying an HDB flat. For first-timers eyeing a flat in Singapore, CPF housing grants will help to make homes more ‘affordable,’ especially if you’re buying a resale flat.
The new property cooling measures announced in August 2024 extended more support to first-time flat buyers in the lower-to-middle income group. The maximum Enhanced CPF Housing Grant (EHG) amount was increased to $120,000 for families (up from the previous $80,000) and $60,000 for singles (up from $40,000). Additionally, the HDB loan LTV limit was tightened to 75%.
With so many CPF Housing Grant eligibility criteria, applying for one can get pretty confusing. With a focus on HDB first-timer grant eligibility and amounts – comprising at least one Singapore Citizen (SC), the other spouse a Singapore Permanent Resident (PR) – we’ll explain in this article everything you need to know about CPF Grants, including BTO grant eligibility and grants for resale flats, and how you can qualify for them.

The EHG amount is progressive and tiered based on household income. You must qualify for the CPF Housing Grants for resale flats before applying for the EHG.
In the fourth round of property cooling measures since December 2021, the EHG was increased to provide more support to first-timer families and singles. This comes on the back of the increasing resale flat prices and resilient demand.
The latest round of cooling measures are expected to dampen HDB resale flat demand in the short term and make resale flats more affordable.
