Forget those jokes about Yishun. In this Yishun BTO November 2022 launch, there are not one, or two, but three sites located in the northern non-mature estate. This is the third BTO launch taking place in Yishun this year, with previous ones taking place in February and May 2022.
This time around, there will be 2,994 units up for grabs across all flat types from 2-room Flexi to 5-room units. This is a large supply, but considering the previous launches in the area were oversubscribed, it seems there are actually many people who want to live in Yishun.

Although there are three different sites in Yishun being launched, they are actually very close to each other.
The three BTO Yishun 2022 sites overlook Orchid Country Club’s golf course and the Lower Seletar Reservoir. Yishun Dam is not far away and can be reached easily by bicycle. They are hence ideal for applicants looking for scenic views and a quiet environment.
Note: the land that the golf course sits on is marked as a ‘Reserve Site’ on URA Space. That means your unblocked views are not guaranteed. But judging from the gross plot ratio of other land parcels in the area, it’s unlikely buildings constructed on the waterfront (if any) will be too tall.
However, this tranquillity comes at a price, as the Yishun town centre with key amenities like Northpoint City and Yishun Public Library is not accessible by foot.
That said, there are quite a lot of schools in the vicinity, including Chung Cheng High School (Yishun), which is good news for families with young children.
The biggest drawback to the BTO Yishun 2022 sites is their distance to the city centre and public transport connectivity. The nearest MRT stations, Khatib and Yishun, are located about half an hour’s walk away, so most residents who rely on public transport will have to take a bus there.

HDB’s resale statistics for Q3 2022 indicate that the median resale price for flats in Yishun was $362,000, $473,000 and $608,000 for 3-, 4-, and 5-room flats respectively.
