Singaporeans want more space, and they are willing to pay for it.

According to the PropertyGuru Singapore Consumer Sentiment Study H2 2022, one of the biggest reasons Singaporeans are looking to buy a new home is to have more space. 21% of the Singaporean respondents who were intending to purchase a home in the next two years intended to do so for more personal space.

Hence, it comes as no surprise that jumbo flats are the top choice for resale flats, with 44% of respondents who are intending to buy a property in the future considering this flat type.

So, what are your options if you are looking for a spacious home? To help you in your search, here are nine 4-room and bigger HDB resale flats with the lowest PSF prices.

This 5-room flat at Pandan Gardens with three bedrooms and two bathrooms measures 1,227 sq ft, and is going for just $450,000, making its psf price just $366.75. It was built in 1978.

The flat is located a seven-minute walk from the future MRT station, Pandan Reservoir, and 12 minutes from the future Jurong Town Hall MRT station; both stations sit on the Jurong Region Line (JRL). Both stations are expected to be completed in 2028/2029. For now, Jurong East MRT station is about half an hour’s walk away.

5-room HDB Flat at 204 Boon Lay Drive: $480,000 ($371.52 PSF)

The connectivity to public transportation for this 5-room flat in Jurong West is good and about to get better. At present, it is about an eight-minute walk from Lakeside MRT station on the East West Line (EWL). In 2027, Jurong West and Corporation MRT stations on the JRL are expected to open, both are about 12 minutes away by foot.

Located in the Bukit Panjang estate about a five-minute walk from Pending LRT station, a seven-minute walk from Bangkit LRT station, and a 12 minute walk from Petir LRT station, this 5-room flat measures a generous 1,313 sq ft, bringing its PSF price to just $380.81.

The flat, which is situated on a low floor, is in move-in condition, making it convenient for those who do not want to spend extra money and time on renovations.

Lower PSF Prices in the West and North of Singapore

In compiling the above list, we tried to find flats all over Singapore. However, it is clear that some neighbourhoods command lower PSF prices than others.

High numbers of flats with a low PSF price were found in the west, northwest and north of Singapore, particularly in neighbourhoods like Jurong West, Bukit Panjang, Choa Chu Kang and Woodlands.

The cheapest resale flats in terms of PSF are likely to be located in rather far-flung locations like those mentioned above and tend to be older, with most being built in the seventies, eighties and nineties.
